Liverpool Street Industrial Area, Salford is an area where the outward growth of residential development pressure is encroaching upon established industrial businesses, declining retail and residential communities. OPEN, working with Avison Young were appointed by Salford City Council to prepare a vision and framework for positive change to guide and manage the challenges around these future relationships.

It is an area strategically located within the city fringe, adjacent to the Middlewood Locks regeneration area and both Salford Quays/MediaCityUK and City Centre Salford. The area currently lacks definition in terms of uses and character. This is being further exacerbated by development pressures from residential use creeping into the area and decline of the retail sector.

OPEN and Avison Young created a strategic and visionary rethinking of the future of this important part of City Centre Salford. The vision framework looks to emphasise the area’s contribution to Salford’s Innovation Triangle and the various potential benefits of tram infrastructure delivery within the area. A suit of toolkits were created to demonstrate the potential configuration of a new form of live-work development types, which looked to better integrate with existing industrial uses as well as offer a diversified type of residential accommodation within the city fringe.
